Buying a home in Cebu while working abroad is a big milestone — and a big risk if you skip the basics. Here are the five checks we walk every OFW buyer through.

1. Verify the title

Ask for a certified true copy of the title from the Registry of Deeds. Check that the seller’s name matches, and that there are no liens or encumbrances on the back page.

2. Check who you are dealing with

If it’s a broker, ask for their PRC license number. If it’s a developer, look up their HLURB/DHSUD license to sell.

3. Understand the real total cost

The list price is not the final price: budget for transfer tax, documentary stamps, registration fees, and (for pre-selling) miscellaneous fees of 8–12%.

4. Choose the right payment scheme

Bank financing, Pag-IBIG, or in-house financing all behave differently for OFWs. Pag-IBIG rates are competitive if you have kept your contributions active.

5. Appoint someone you trust

A Special Power of Attorney (SPA), consularized or apostilled, lets a family member sign for you — prepare it early to avoid delays.
