Document Checklist: What You Need to Buy Property in the Philippines

Paperwork delays kill more property deals than price negotiations do. Prepare these documents early and your purchase will move smoothly.

For all buyers

  • Two valid government IDs (passport, driver’s license, UMID)
  • TIN (Tax Identification Number)
  • Proof of income: payslips, employment certificate, or business documents
  • Proof of billing address

Additional for OFWs

  • Apostilled Special Power of Attorney (SPA) naming your representative in the Philippines — prepare this at the consulate or have it apostilled abroad
  • Consularized/apostilled Certificate of Employment with compensation
  • Remittance records or payroll bank statements (6–12 months)

What to check from the seller

  • Certified true copy of the title (from the Registry of Deeds, not just a photocopy)
  • Latest tax declaration and real property tax receipts
  • For developers: DHSUD License to Sell and Certificate of Registration
