Condo vs House and Lot in Cebu: How to Choose

It is the first fork in the road for every Cebu buyer: condominium or house and lot? There is no universal answer — only trade-offs.
Where a condo wins
- Location: you can live in IT Park, Cebu Business Park, or Mactan Newtown at a fraction of the cost of land there.
- Low maintenance: the association handles the building; ideal if you are abroad most of the year.
- Rentability: small units near offices rent fast.
Where a house and lot wins
- You own the land, which historically appreciates better than the unit above it.
- Space: growing families outgrow a 36 sqm unit quickly.
- No monthly association dues on the same scale — condo dues of ₱60–120/sqm add up over decades.
The deciding questions
Ask yourself: Who will live in it, and how soon? If it is an investment you will not occupy for years, a well-located condo is easier to rent and maintain remotely. If it is the family home you will retire to, land in a good subdivision usually serves you better.
Note for foreign spouses: condos can be foreign-owned up to 40% of a project, while land ownership is reserved for Filipino citizens.
